This is a very good location with beach access, but also facing the Pacific Highway so it will be noisy. It would suit short stays and travelers.
The implication with the wording of $150 plus utilities for the first 12 months, and the word “community”, both imply that a long term stay is possible.
However, no specific mention is made of how long you can legally stay.

I contacted the Shoalhaven council, Ulladulla branch, to find out how this land is zoned, how long a tiny home can be parked there and how long you can live in it. It has taken a while of being shunted from person to person, to find the “Duty Development Planner” who was very helpful and straight to the point.
The land is zoned “tourist”, and the use of the land is controlled by NSW state regulations. With tourist zoning, no permanent residents are allowed. You can park your towable home on a site permanently (in which case it is plumbed in and so not easily relocated) but no-one can live in one of them on a permanent basis. The maximum stay is 150 days in any 12 month period for a rental tenant, and 180 days in any 12 month period for the owner.
